Alternative Homes construction documents are detailed, clear and concise and
each plan is designed to meet nationally recognized building codes (either the
Uniform Building Code, or International Building Code) for the time period that
they were drawn. Designs are available in 3 forms; Full plan sets, Study sets,
and CD.
Full Plan Set
These are
complete, hard copy plan sets, which may be construction ready in some areas
(check with your local building authority for requirements).
1. Foundation
Plans will consist of a dimensioned general footprint of the house, but will
not provide specific information regarding the type of foundation to be used.
This is due to the variance in site requirements and practices across the
country. No two sites are alike; therefore a plan will need to be designed to
suit your site.
2. Floor Plans
show details such as the placement of the interior walls and the dimensions for
rooms, doors, windows, stairways, etc., of each level of the house.
3. Roof Framing
plans will show the designer's intentions for placement of trusses, beams,
headers, and/or other framing elements. Sizes and specifications of these
elements will not be included, and will need to be determined by the builder,
or in many cases, an architect or engineer, registered locally, depending on
the place of submittal.
4. Exterior
Elevations show each side of the house, including exterior materials, height
measurements, and other details.
5. Electrical
plans will show general placement of basic electrical elements such as lights,
switches and outlets. However, other details, such as load requirements, etc.
may be required.
6. Interior Elevations
show the specific detail of any unique interior features. To accommodate your
own style, taste and budget, you will need to contact local cabinet and
fireplace distributors for sizes and styles. Interior elevations may not be
included with some plans.
7. Cross
Sections show details of the house as though it was cut in slices from the roof
to the foundation. The cross sections specify the home's construction,
insulation, flooring and roofing details. Cross sections will only be provided
for houses with unique situations.
Study Set
This set is not
suitable for construction in most areas, but is useful for ideas in your own
design, or to have a custom modified version created (by a local designer or
architect) from the design to suit your needs.

CD
Includes a CD
with the full set of drawing files, in DXF format for the plan ordered. DXF CAD
files may be opened, modified, and plotted by most major CAD programs used by
residential designers. Buy a CD, take it to a designer or architect, and modify
to suit your needs and tastes. This is as easy as it gets. For CAD software
compatibility, do a web search for the software in question, or e-mail.
Due to the wide
variance in local building codes, it is the responsibility of you and/or your
contractor to build in compliance with local building codes and regulations. It
may be necessary to modify the plans provided to you for compliance with local
building conditions, codes, snow loads, seismic and soil conditions, zoning
regulations, and other ordinances or requirements.
You will need
to provide a general specifications sheet, which provides general instructions
and information regarding structure, excavating and grading, masonry and
concrete work, carpentry and
wood, thermal
and moisture protection, and specifications about drywall, tile, flooring,
glazing, caulking and sealants. This may be obtained from a local builder,
contractor, or architect.
Due to regional
variations, local codes, local availability of materials, installation methods,
and individual preferences, there will be little or no detail on heating,
cooling, plumbing, and electrical work on your plans. Duct work, venting, and
other details will vary depending on the type of heating and cooling system and
the type of energy that you use. These details and specifications are easily
obtained from your builder, contractor, or architect.
Other important
details, such as where the home will be located on your site, and hookup
information for the water, sewer, and electrical will need to be addressed with
your contractor and local building inspector. ·
Some cities and
states require an architect or engineer to review your plans prior to
construction. Contact your local building authority for requirements in your
area.
