What's included
Architectural Plans:
Floor Plans: Illustration of walls, dimensions (floor and ceiling), and notes regarding major architectural features
Elevations: Front, rear and side views of the house showing height measurements, exterior finishes and other exterior notes and details.
Electrical: Location of lights, fans, switches, outlets and other hardwired electrical items. Additional details, such as load requirements, etc. may be required depending on your location.
Foundation Plan: Layout showing a dimensioned general footprint of the house and plumbing locations. The foundation plan will not provide specific information regarding the type of foundation to be used. This is due to the variance in site requirements across the nation; no two sites are alike, therefore a plan will need to be designed to suit your site.
Roof Layout: Plan-view of the roof surfaces, showing pitches, slope directions, hips, valleys, eave depths and other roof related information (this is not an engineered roof framing plan; framing details will need to be determined by the builder, or in some cases, a locally-registered architect or engineer)
Interior Elevations: Details of cabinets and special interior features. To accommodate your own style, taste and budget, you will need to contact local cabinet, appliance and fireplace distributors for products available to you.
Other plans:
(Not all plans will contain these supplemental drawings; only when deemed necessary)
Cross Sections: Elevation cuts through the house used to clarify complex interior volumes and features
Reflected Ceilings: Used to clarify complex ceiling designs, furr-downs, etc
There may be additional plans, details and specifications needed for your project, depending on your region, jurisdiction, local codes and ordinances. A good local builder will be able to direct you to a local professional that can help you with any supplemental plans that may be required. If you know or suspect that you might need more than what is included, it is highly recommend that you purchase the DWG (CAD) file to make the process easy for your project professionals; this allows them to open and make changes to the drawings without having to redraw any plans.
Most PDF plans will be drawn to 1/8 scale to fit 11x17 paper. This is an easy to handle size that is easily and inexpensively printed and copied by any printing/ copying service (Office Depot, etc). For homes that are too large to fit on 11x17, PDF sheets will be 24x36 at 1/4 scale.
If it is not required by your jurisdiction, it is highly recommended that you have your foundation and roof framing designed by a professional engineer in your area! An engineer can save you a lot of money in materials, as well as a lot of headache down the road, preventing potential structural issues over the life of your home. If you live in Texas or Colorado, I can recommend some excellent engineers.
